Your deposit must be protected in a government-backed scheme, and any deductions must be for genuine, evidenced reasons such as damage beyond fair wear and tear. If you dispute a deduction you can usually use the scheme’s free dispute-resolution service.

Was I charged a banned fee?

Since the Tenant Fees Act 2019, most fees — such as referencing, admin, inventory and renewal charges — are banned in England. If your landlord or agent charged one, you can ask for it back and report them to your local trading standards.

How do I complain about a letting or estate agent?

Every agent must belong to a government-approved redress scheme — the Property Ombudsman or the Property Redress Scheme. Complain to the agent first, and if it is unresolved after eight weeks you can refer it to their scheme free of charge.
