Legal Obligations and Consequences for Property Owners and Landlords in the UK

When Is an EPC Required?

You are only required to have a valid Energy Performance Certificate (EPC) if any of the following apply:

  • You are selling, renting, or building a property.
  • You are marketing a residential or commercial property.

If none of these actions apply, you do not need an EPC, and there are no consequences for not having one.

Use our EPC Checker to find out if your property already has a valid EPC or needs a new one.
