The Great British Insulation Scheme (GBIS) offers landlords a chance to improve their properties for free. This government initiative aims to make homes warmer and more energy efficient.
The grants cover insulation, such as wall, room in roof, and loft. It helps lower energy bills and supports the UK’s goal to reduce carbon emissions. Along with this, it increased the rental and sales value of a property, and makes the property more appealing to tenants.
What Is the Great British Insulation Scheme?
The GBIS focuses on insulating homes with poor energy efficiency. It is run by energy suppliers, the funds are managed by the government, and overseen by Ofgem. Insulating a property’s loft can boost its Energy Performance Certificate (EPC) rating, cut energy waste, and make it cheaper to heat. These benefits appeal to both landlords and tenants.
Landlords can apply if their property has a council tax of A-D in England, and A-E in Wales, and their property has an EPC of D or below. Or the property can qualify regardless of the council tax if the tenants meet the scheme’s criteria, their property has an EPC of D or below.
Eligibility if the property isn’t in a council tax band A-D:
Receiving Income-Based Benefits: Tenants on Universal Credit, Pension Credit, or similar benefits are eligible.
Low Income.
Living in Vulnerable Situations: Families with young children, elderly residents, or other vulnerable groups such as living with a disability exasperated by the cold can qualify.

You’ll need your tenants’ approval to share their details and arrange the work following our first conversation.
After running through some eligibility questions with you, and discussing both GBIS and other schemes, you will be passed over to an installer.
Installers will arrange a property visit in order to do a retrofit assessment. All assessors are qualified and insured. The assessment can take around 2-3 hours. During the assessment the assessor will take lots of measurements, the room sizes, wall thickness, window sizes etc. They will draw a floor plan, take around 200 photos of everything from ventilation to heating systems. Following the assessment, they will be able to determine what insulation the property will qualify for, and get the installation booked in.
