Over the past few years, our team at Consumer Rights CIC has been working with households across Wakefield to help them reduce their energy bills while supporting the UK’s goal of cutting carbon emissions.

We are dedicated to assisting Wakefield residents in obtaining the funding they are eligible for through ECO4, supported by LA Flex, and the Great British Insulation Scheme.

So How and Why Do We Do This?

The UK Government has launched the ECO4 scheme and other grant initiatives to support its Net Zero emissions target.  Consumer Rights is committed to supporting this national goal.

The average Energy Performance Certificate (EPC) rating for homes in Wakefield is 65.7 (band D), which is slightly higher than the average for England and Wales. Private rental properties in Wakefield must have a minimum EPC rating of band E to comply with the Minimum Energy Efficiency Standards (MEES).

The UK Government plans to raise the minimum EPC requirement for rental properties to band C by 2030 to reduce carbon emissions and improve housing standards, which could impact many properties in Wakefield.

Properties rated F or G may not be legally rented out, unless there is a valid exemption.

Wakefield’s housing stock is diverse, with a mix of older and newer properties. The city has seen significant new housing developments, particularly in areas like City Fields, where ongoing construction is adding to the housing supply. Terraced houses also form a substantial part of Wakefield’s housing landscape, which is typical for many urban areas in England.

EPC Ratings in Wakefield 

  • C and above (good energy efficiency): An estimated 30-35% of homes in Wakefield have an EPC rating of C or higher, indicating they are relatively efficient. However, these homes may still benefit from further upgrades, such as solar panels or modern heating systems.
  • D (average efficiency): The majority of homes in Wakefield fall into band D, indicating moderate energy efficiency. These properties could see significant improvements with insulation upgrades and heating system enhancements.
  • E (poor efficiency): A smaller proportion of homes are rated band E, meaning they have higher energy costs and reduced efficiency. These properties are eligible for government funding through schemes like ECO4.
  • F-G (very poor efficiency): A minority of properties in Wakefield are rated F or G, indicating very poor energy efficiency. These homes require major upgrades to meet modern standards and are prioritised for funding.

Government funding requirements that mandate a property have an EPC rating of D or below to qualify, many properties already meet this prerequisite.

1. Complete the Eligibility Checker
Visit our Eligibility Checker and use the tool to answer questions about your property and personal circumstances.

2. Centre Call Contact
After completing the checker, a member of our qualified contact centre team will call you. They will:

  • Discuss your property and the upgrades available.
  • Walk you through the application process.
  • Help gather any required documents.

3. Property Survey and Upgrade Options

    • The team will arrange for a survey of your property to assess the upgrades that can be offered.
    • If you want to proceed, they will schedule a time to carry out the necessary work.
